Motivated sellers are golden for the real estate market as are motivated buyers. All real estate investors looking to buy investment properties hope to find motivated sellers so that they can buy properties at the lowest cost and with the best terms for them. Motivated sellers are often able to reduce price of the property to sell quickly. Motivated sellers are ready to sell if the terms are at all acceptable.

In a mortgage short sale situation, motivated sellers are homeowners who are not in denial about their situation. These homeowners know they cannot afford the mortgage payments, are upside down on their mortgages and want out. They are motivated sellers seeking help. However, in a mortgage short sale situation, the homeowners are not able to reduce the price of the property to sell quickly since they owe the mortgage companies more than the house is worth and cannot afford to cough up the difference in the price of the house and the amount owed. However, these homeowners are motivated in that they will work with the right real estate investors anyway they can to get the banks to accept the short sale.
